The 1% base is only one component. Use the assessed value and the actual rate and charge lines from the county record to assemble a more useful annual estimate.

Estimate an annual property-tax bill

Copy the assessed value, exemptions, rate components and fixed charges from the county record or a recent bill. Do not substitute a home-price estimate for assessed value.

California’s secured base is generally 1%; confirm the rate shown on the parcel’s bill.
Enter the parcel-specific percentage from the county bill.
Include non-percentage assessments only when they appear on the bill or county estimate.

The example is illustrative. Replace every value with the current parcel record before relying on the result.
Supplemental bills stay outside this estimate

A change in ownership or completed new construction can create a separately prorated supplemental assessment. Penalties, escaped assessments and installment timing are also excluded.

Where each input comes from

  1. Use the county assessor’s current assessed value, not an online market-price estimate.
  2. Enter only exemptions or taxable-value adjustments that appear on the current record.
  3. Copy the base and voter-approved debt rates from the parcel’s bill or county estimate.
  4. Add direct assessments and other fixed annual charges as dollar amounts.

Verify the result

Use the county assessor for valuation and the county tax collector or treasurer-tax collector for the bill, payment status and due dates.
